Bricks were never intended to be painted, its a pet peeve of mine since I'm a mason.

Anyway you must pressure wash, remove all loose paint and repaint with a good masonry paint. If it is starting to peel chances are there is more in the immediate area look around.

Its comming off more than likely because of moisture does that area get wet. Use a drylock type paint in that area them go over with your reg color. How to stop paint from peeling off bricks?

Mixes it with cement then apply to bricks.
Hello, it could be a few things. Moisture migration, film incompatibility being the most likely. It would help to know what the brick is structurally. Think of a brick (or any masonry as a rigid sponge). Moisture trying to migrate to the surface will lift paint as it tries to reach the surface. If the brick was sealed with say a silicone sealer then you have compatibility issues. Cleaning and priming will take care of the later usually. Moisture will continue to do the same thing until it is taken care of. French drains for example if it is an exterior retaining wall. I would have to know more to be more specific.
